What's My Home Worth in Georgia?
If you're thinking about selling your Georgia home, the first question is usually the same: "How much is my house actually worth?"
And I get it. You can look at Zillow. You can search nearby houses. You can ask your neighbor what they think it's worth.
But here's the problem:
Your house is not worth whatever the internet says it is.
And it's not necessarily worth what the house down the street sold for either. Your home's value comes down to what today's buyers are actually willing to pay for your specific house in your specific market.
Your home's value is more than bedrooms and bathrooms
Two houses can have the same number of bedrooms and bathrooms and sell for very different prices. Why?
Things like:
- Location
- Square footage
- Lot size
- Age of the home
- Condition
- Kitchen and bathrooms
- Updates
- Garage
- Basement
- Pool
- School district
- Neighborhood
- Recent comparable sales
- How much competition is currently for sale
Even something as simple as your home's layout can affect the price. That's why I don't believe in throwing a number at a homeowner just to get their attention.
What are homes actually selling for around here?
Georgia isn't one giant real estate market.
Newnan isn't the same as Fayetteville. Fayette County isn't the same as Spalding County. Pike County isn't the same as Coweta County.
For example, current market data shows different median prices and market times across these areas. Coweta County's August 2026 Georgia MLS median sales price was $402,500, while Fayette County's July 2026 median was $500,000.
That is exactly why your home's value needs to be based on your local market, not a statewide average.
What about Zillow?
Online home estimates can be useful as a starting point.
They're just not the same thing as a pricing strategy.
- An online estimate doesn't walk through your house.
- It doesn't see your new roof.
- It doesn't know your kitchen was remodeled last year.
- It doesn't know the house next door has been sitting on the market for 90 days.
- And it definitely doesn't know what buyers are saying about your home.
The number I care about is the number a buyer will actually pay
When I help a seller determine value, I'm looking at the bigger picture.
- What sold?
- What didn't sell?
- What's currently competing with you?
- How quickly are comparable homes moving?
- What condition are they in?
And most importantly:
Where does your house fit in the market right now?
That's how you get a useful answer.
