Should I Sell My House Now or Wait Until 2027?

If you're thinking about selling your house, you've probably asked yourself this: "Should I sell now or just wait until 2027?"

It's a fair question.

But here's the truth:

Nobody knows exactly what the housing market will look like in 2027.

Anyone promising you that home prices will definitely be higher next year is guessing.

The better question is:

Does waiting make sense for YOU?

Don't try to perfectly time the housing market

People spend a lot of time trying to predict interest rates, home prices and what the market is going to do six, twelve or eighteen months from now.

You can do that.

Or you can look at the things you actually know.

For example:

  • Do you need to move?
  • Do you need more space?
  • Are you downsizing?
  • Are you relocating?
  • Is your house becoming too expensive to maintain?
  • Do you have enough equity to make the move worthwhile?
  • Is your home in good condition?
  • Would waiting cost you money?
  • Are buyers currently interested in homes like yours?

Those questions are much more useful.

The market isn't exactly the same everywhere in Georgia

This is important.

Your decision shouldn't be based on headlines about "the Georgia housing market." Your actual market might be Coweta County, Fayette County, Spalding County, Pike County, or somewhere else entirely.

And even within one county, different neighborhoods and price ranges can behave differently.

Current data shows just how different these markets can be. Recent data has Coweta homes selling around 59 to 61 days, Fayette around the mid-50s, Spalding around 40 days, and Pike around 75 days, depending on the source and period measured.

There is no one-size-fits-all answer.

Waiting isn't automatically better

Let's say your house could sell for $400,000 today.

You decide to wait because you think it might be worth $425,000 next year.

Sounds good, right?

Maybe.

But what if:

  • You spend another $15,000 on repairs.
  • You pay another year of taxes and insurance.
  • You spend another year maintaining the house.
  • The market doesn't increase like you expected.
  • Your neighborhood gets more competition.
  • Your house becomes harder to sell because it needs more work.

Suddenly, waiting doesn't look quite as simple.

And selling now isn't automatically better either

I'm not going to tell every homeowner, "SELL NOW!"

Sometimes waiting is the smarter move.

  • Maybe you're not ready.
  • Maybe you need to make repairs.
  • Maybe you're waiting on another life event.
  • Maybe selling now doesn't make financial sense.

That's okay.

My job isn't to pressure you into listing your house.

My job is to help you understand your options.

So should you sell now or wait?

Start with your house, not the headlines.

Look at:

Your home's current value + your equity + your costs + your timeline + current buyer demand.

Then compare that with what waiting could realistically do for you.

That's a much better way to make the decision.
