This is the question I get asked more than almost any other: "Should I fix it up first, or just sell it as-is?" Here's the honest answer, it depends on your house, your timeline, and your budget, and I'll show you exactly how to figure out which one wins for you.

The 3 questions that decide it

  1. What will the renovation actually cost you? Not "about how much" real numbers, from real contractors, for the specific repairs your house needs.
  2. What will it actually add to your sale price? Not every upgrade pays you back. A new kitchen might add real value. New carpet in a room nobody notices might not. I'll tell you which is which.
  3. How much time and stress can you realistically take on? If renovating means months of delays, permits, and headaches, "as-is" might net you more peace of mind even at a slightly lower price, and sometimes it nets you more money too, once you factor in carrying costs during a renovation.

  • Light touch-ups only — paint, cleaning, minor fixes, moderate cost
