What actually needs to happen
- Confirm ownership. If the house is going through probate, that has to clear before you can sell. I can walk you through this, it's simpler than it sounds. You want someone who is more responsive and communicative than the court is. That is where I will help too.
- Get a real value on the house. Not a Zillow guess. An actual market analysis based on what's selling right now in your neighborhood.
- Decide: sell as-is or fix it up? I'll give you honest numbers on both so you can see which one actually nets you more.
