How Long Does It Take to Sell a House in My Market?

"How long is my house going to sit on the market?"

Totally fair question.

And unfortunately, there isn't a magic number I can give every seller.

Because your house isn't every house.

The amount of time it takes to sell depends heavily on price, condition, location, competition and how the home is marketed.

Here's what current local data tells us

This is why I don't like giving sellers a statewide average.

Recent market data shows:

  • Coweta County: roughly 59–61 days depending on the source and measurement
  • Fayette County: roughly 55 days
  • Spalding County: roughly 40 days
  • Pike County: roughly 75 days

These numbers are useful for understanding the market, but they are not a prediction for your individual house.

  • A beautiful, correctly priced house can sell much faster.
  • An overpriced house can sit.
  • A house that needs significant work may take longer.

Price is a BIG deal

Let's say your house is realistically worth $400,000.

You decide to list it for $450,000 because:

"We can always come down later."

That's where things can go sideways.

The first buyers who see your house may be the exact buyers who would have bought it. If they see the price and decide it's too high, they may never even schedule a showing.

  • Then the house sits.
  • Then you reduce the price.
  • Then buyers start wondering:

"What's wrong with it?"

Sometimes the problem wasn't the house.

It was the starting price.

Condition matters too

Buyers compare your house with everything else they can afford.

If your house needs:

  • New flooring
  • Paint
  • Roof work
  • Landscaping
  • Kitchen updates

and another house nearby is completely move-in ready for the same price... guess which one gets more attention?

This doesn't mean you need to remodel everything.

It means your price needs to make sense for the condition.

Marketing matters

Putting a sign in the yard isn't a marketing plan.

Your listing needs to make buyers want to click.

That means:

  • Good photography
  • Strong listing description
  • Proper pricing
  • Accurate information
  • Online exposure
  • Easy showing access
  • Follow-up with interested buyers
  • Watching the competition
  • Adjusting when the market tells you something

The goal isn't just to get listed.

The goal is to get buyers to act.

So how long will YOUR house take?

That's the better question.

And I can get much closer to an answer by looking at:

Your price range + your neighborhood + your condition + your competition + recent sales + current buyer activity.

That's much more useful than saying, "Homes in Georgia take X days."
